Lease Expands Convenience Retail at New Prism Capital Partners Development

WOODBRIDGE, N.J., Nov. 10, 2021 — The UPS Store will open a location at Avenue & Green, Prism Capital Partners’ new multifamily-and-retail community at the corner of Rahway Avenue and Green Street in downtown Woodbridge. The lease marks the second retail commitment – with more in the works – at Avenue & Green, where LeGrand Coffee House is set to open its first brick-and-mortar shop in January.

The 1,100-square-foot UPS Store will provide the company’s signature variety of retail shipping, postal, print and small business services. Its range of offerings also will include mailboxes, passport photos and notary services. A spring 2022 opening is planned.

“The UPS Store – a known and respected brand – will provide valued conveniences for Avenue & Green residents and the local neighborhood,” said Prism Capital Partners’ Robert Fourniadis, senior vice president, residential. “We are pleased to have UPS join anchor tenant LeGrand Coffee House as we continue to curate service providers that complement the aesthetic of both Avenue & Green and the surrounding community.”

Residential leasing launched earlier this fall at Avenue & Green, which was designed by Thomas J. Brennan Architects. The community has already welcomed its first tenants and maintains a steady flow of new commitments. Situated adjacent to Woodbridge Station in the heart of the township’s walkable downtown, Avenue & Green boasts 10,500 square feet of street-level retail topped by 232 rental apartments with a mix of studio, one- and two-bedroom homes. All residences boast nine-foot ceilings, luxury plank flooring, in-home Bosch washers and dryers, stainless steel appliances, and Calacatta Valentin Quartz Countertops.

Avenue & Green residents enjoy a full suite of modern amenities including a resort-style pool and landscaped courtyard with private BBQs, outdoor dining, fire pits and a screening area. Indoors, the community features a resident lounge with billiards and shuffleboard, a state-of-the-art fitness center, demonstration kitchen, full-size laundry rooms on every floor with large capacity washers and dryers for oversized items, complimentary bike storage and covered on-site parking. Visit for more information on residential leasing.
