October Opening Expected for Mixed-Use Campus’ First Retail Tenant
CLIFTON, N.J. (June 20, 2024) – Steel is up and construction is progressing on schedule for a new drive-thru Starbucks Coffee location at ON3 in Clifton. The popular Seattle-based brand will become the first retail tenant to open at Prism Capital Partners’ world-class mixed-use campus; upon completion, it will be the only Starbucks serving travelers on eastbound Route 3 between Wayne, N.J., and the Lincoln Tunnel.
Prism Construction Management is developing the 2,500-square-foot restaurant building, which features a distinctive slanted roof design, as well as outdoor seating and accommodations for cyclists. The project will be delivered to Starbucks this summer for fit-out, with an expected opening in October.
Prism’s Eugene Diaz, principal partner, said, “Providing complementary retail uses to support tenants, their employees and area residents has long been central to our redevelopment plan for ON3. Bringing in quality tenants like Starbucks is integral to achieving our goal of creating an unparalleled campus experience. We took great pains to design a very distinctive building that is unlike any other Starbucks and is unique to ON3.” Diaz noted that additional retail leases are currently in negotiation.
The firm’s vision for ON3 – which began in 2016 with the acquisition of the former Hoffmann-La Roche North American Headquarters campus spanning Clifton and Nutley – has focused on transforming the 116-acre complex into a vibrant, walkable lifestyle hub integrating state-of-the-art lab, research and office space with a full array of residential and community offerings. ON3’s existing 1.45 million square feet of office and R&D/lab space is 100% occupied, and more than 2 million square feet of additional, new space is planned for the site.
Occupants include Eisai Inc., Quest Diagnostics, The Ralph Lauren Corporation, Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences, Modern Meadow, and Y-mAbs Therapeutics. The campus also is home to Hackensack Meridian Health’s (HMH) School of Medicine and Center for Discovery and Innovation, as well as a new HMH Ambulatory Care Center which is currently under construction.
