Firm Completing New Route 3 Access for Mixed-Use Campus

CLIFTON, N.J., (Sept. 30, 2025) — Chase and Chipotle are coming to Prism Capital Partners’ ON3 in Clifton. Fronting Route 3, the bank branch and fast-casual restaurant mark the second and third retail tenants at the multi-award-winning mixed-use campus – joining Starbucks, which opened in late 2024.

RIPCO Real Estate represented Prism Capital Partners in the latest lease transactions, which combine for nearly 6,000 square feet. The Goldstein Group served as tenant broker for Chase, while Newmark represented Chipotle.

To that end, Prism Construction Services is finalizing the construction of new ingress/egress lanes to accommodate traffic flow from Route 3 to the property’s retail pad sites. The team is supervising site work for the Chase build-out and providing turnkey development service for Chipotle’s building.

Chase, the U.S. consumer and commercial banking business of JPMorgan Chase & Co. (NYSE: JPM), maintains a network of nearly 5,000 branches. Its 3,500-square-foot location at ON3 will feature drive-through teller and ATM service. Chase expects to break ground in early fall.

A wildly popular quick-service restaurant brand, Chipotle Mexican Grill (NYSE: CMG) has over 3,800 locations worldwide. Its 2,325-square-foot ON3 location will offer sit-down dining as well as drive-through convenience. A December groundbreaking is anticipated.

Prism’s vision for ON3 – New Jersey’s largest contemplated redevelopment – began in 2016 with the acquisition of the former Hoffmann-La Roche North American Headquarters campus spanning Clifton and Nutley.
