Milestone Celebration Coincides with Frame-Out of First Building of Multifamily-and-Retail Redevelopment 

DUNELLEN, N.J., Sept. 30, 2021 — Rain showers didn’t dampen spirits during a celebration of the first construction milestone at Dunellen Station, Prism Capital Partners’ multifamily-and-retail redevelopment of the former Art Color industrial facility at 100 South Washington Avenue in Dunellen. Prism executives, Dunellen Borough officials and other key stakeholders came together this week for an informal outdoor gathering marking the frame-out of the project’s first building.

Upon completion, Dunellen Station will include 194 one- and two-bedroom market-rate rental apartments, 58 units reserved for low- and moderate-income residents and 10,000 square feet of street-level retail. The property also will include 130 for-sale townhouses, to be developed by K. Hovnanian Companies, which closed on the acquisition of its portion of the site this month.

Dunellen Station sits adjacent to the borough’s vibrant, walkable downtown, directly across from the train station. “This is the beginning of a renaissance for our borough,” said Dunellen Mayor Jason F. Cilento. “The future is bright, and Dunellen Station is helping us ignite the spark.”

During his remarks, Mayor Cilento thanked past and current municipal and Middlesex County officials for their support of the project. “In particular, let’s applaud the efforts of former Mayor Robert Seader in getting this redevelopment – which is so important to Dunellen’s future – underway,” he added. “Dunellen Station will bring new housing options and new residents to invest dollars in our downtown. Prism Capital Partners also is committed to bringing quality tenants into the retail space. I thank them for investing in our community.”

Prism anticipates delivering Dunellen Station in Spring 2022. “COVID-19 related concerns delayed a formal ceremony for the groundbreaking of this long-anticipated, transit-oriented community, but its progress is moving along at a steady pace,” said Robert Fourniadis, Prism’s senior vice president, residential. “Dunellen Station is a living example of municipal government and developers working together to benefit communities for the long term.”

Dunellen Station residents will enjoy a host of lifestyle amenities including a clubhouse, meeting rooms, fitness center, outdoor pool with patio and an entertainment area. Designed by City Invincible, the community reflects the character of the former Art Color building with the clubhouse and retail elements incorporating a transit theme to complement the neighborhood.
