Prism Inks Nearly 65,000 SF in Leasing Activity at P3 Properties' BroadAcres Office Park
Bloomfield, N.J., Campus Sees Significant Jump in Occupancy Over 12 Months

BLOOMFIELD, N.J., March 27, 2018 – With nearly 65,000 square feet in new leases and tenant renewals, BroadAcres Office Park is nearing 90 percent occupancy, according to Prism Capital Partners, exclusive leasing and managing agent. The milestone comes one year after P3 Properties assumed ownership of the landmark, 380,000-square-foot campus in Bloomfield; at the time, occupancy was 72 percent.

Prism Capital Partners, which is headquartered onsite at BroadAcres Office Park, represented P3 Properties in seven recent long-term and multi-year transactions. Among them:

  • At 300 Broadacres Drive, Partnership for Children of Essex leased the entire third-floor totaling 26,025 square feet. Joseph Tormen from Lee & Associates represented the non-profit, which relocated to BroadAcres Office Park from West Orange, N.J.
  • Climatec, LLC, a division of the The Bosch Group, leased 14,382 square feet on the fourth floor of 300 Broadacres Drive, relocating from Clifton, N.J. Cushman & Wakefield's David Sherman, Kent Ilhardt and Ryan Harder represented the tenant.
  • National Cable Communications, a long-time tenant at 400 Broadacres Drive, renewed its 10,351-square-foot, third-floor commitment. Savills Studley's Gregg Najarian served as tenant broker for the advertising sales, marketing and technology firm.
  • The Rosenblum Law Firm leased 3,979 square feet on the third floor of 200 Broadacres Drive. James Scancarella from Cresa New Jersey represented the criminal defense practice in its relocation move from Clifton.
  • Atomy America established a new regional office on the first floor of 400 Broadacres Drive. Eun Kyung Kim from Pro Star Properties served as tenant broker in the global network marketing organization's 3,615-square-foot commitment.
  • SYSTRA Consulting leased 2,696 square feet, also on the first floor of 400 Broadacres Drive in a local relocation. Tom Palestina from Palestina Scrivo Properties served as tenant broker for the transportation systems and associated facilities specialist.
  • Finally, Trinity Solar has committed to 2,341 square feet for a new regional office at 300 Broadacres Drive. Joel Natter from Zimmel Associates negotiated the first-floor lease.

Prism Capital Partners' Edwin Cohen, principal partner, credited P3 Properties' substantial capital investment and highly competitive lease terms for BroadAcres Office Park's rapid progress. "This is a dynamic ownership entity that has made a clear commitment to enhancing the tenant experience at BroadAcres," he said. "Ultimately, the completed and planned improvements are securing the property's position as the region's preferred high-quality, highly amenitized option for all sized users."

Prism Construction Services is overseeing the BroadAcres Office Park renovations. To date, this has included the development and installation of new campus signage, resurfaced parking lots, an updated exterior lighting program, and the design and construction of a full-service fitness center at 200 Broadacres Drive. Additional upgrades – including common area enhancements and additional amenities – are on tap as well.

The four-building, 20-acre BroadAcres Office Park is located along the Garden State Parkway, between exits 151 and 153, near the interchanges of routes 3 and 46. Each building offers approximately 94,000 square feet of space and a distinct identity that sets the campus apart from other area corporate facilities. The modern, park-like campus features striking building facades, a reflecting pool and fountain, and beautifully manicured grounds. Tenants also enjoy available conference space, and upscale and specialty sit-down food service. The property sits amidst an affluent population via neighboring Montclair and Essex Fells. It provides access to numerous walkable amenities, as well as NJ Transit rail and bus service.

Prism is currently marketing units in various size ranges at BroadAcres Office Park.
